Job Description

• Partnering with local Administrative Staff to identify and coordinate the repair, maintenance and upkeep of the premises.
• Developing building maintenance recommendations, plans and schedules
• Conducting QA inspections and overall site assessment efforts to better plan and prepare facility management efforts
• Providing technical review of vendor proposals and evaluating the condition of existing mechanical, electrical and plumbing systems
• Preparing annual operating plans and conducting financial analysis to measure the effectiveness of real estate operations
• Overseeing Tenant Improvement and general construction activities
• Providing on-site support for our corporate leasing team in support of acquisitions, consolidations and site disposal efforts
This position is also required to build strong working relationships with individual BU’s, user groups and key stakeholders, prepare executive level presentations and attend regular meeting with the senior leadership team members.

Responsibilities


•Conduct site survey/analysis
•Prepare budgets, workload resource modeling, value engineering and maintain tight budget controls
•Meet with user groups and assess their near/long term needs
•Incorporate users/BU’s requirements into project programming/planning
•Work with Corp Procurement to secure professional services 
•Work with Corp Procurement to qualify and select contractors/vendors/consultants
•Manage consultant engineer, MEP contractor, and repair/maintenance vendors
•Maintain, track, and update FM/PM schedule
•Maintain, track, and update MEP, AOP, and preventive maintenance plans
•Resolve MEP and PM issues, and provide technical assistance to on-site staff at all sites
•Partner with IT, Security, EH&S, local office service teams to create an enhanced user experience
•Conduct frequent Facility assessment, site visits, and generate progress reports
•Conduct risk mitigation, assess, identify, and resolve discrepancies
•Review and approve vendor invoices

Requirements

•Bachelor degree either in Construction Management, Mechanical or Industrial Engineering or Facility Management
•Must have minimum five (5) years of Facility maintenance operations experience
•Must have excellent interpersonal skills and experience in managing operations in multiple sites across Europe
•Must have a knowledgeable understanding of architecture design development, construction documents, and MEP engineering specifications

•Possess excellent written/oral communications and presentation skills, and effectively interact with internal/external stakeholders and leadership team
•Understanding Facilities Management safety code compliances and local/regional/country codes
•Proven successful in managing and delivering cross-functional tasks with effective liaison between Corporate Services, EH&S, IT, Security and Procurement, , including external contractors, vendors, professional consultants, and Fire/Building/Planning/governmental agencies
•Must have ability to identify problems and resolve issues in a quick and timely manner
•Must have excellent people skills and possess the ability to diffuse tense situations with contractors, vendors, and employees
•Experience working with customer service request ticketing systems like Remedy or similar a plus.
