Job Description

Inspection Management and Inspection instruments and equipment
• Plan, and conduct physical inspection of newly leased buildings to ensure the rented property complies with Company's outlined assessment checklist to recommend that the property complies with the Company's safety and quality standards and Abu Dhabi Government's property regulations
• Conduct all physical visits to newly leased buildings, checks and liaises with landlord or his authorized agent regarding repair and modifications required to be undertaken in line with the tenancy agreement
• Supervise and plan the provision of general cleaning and pest control services for the residential unit through the Estate Management System
• Carry out overall co-ordination of repairs and modification to be carried out by the Landlord or by the Company prior to final handover of all properties
• Prepare and endorse the technical report for all proposed flats and villas to be leased and/or re-leased, handed over to lessor, forced moves and any emergency in line with Company's standards for rental units

Housing and Maintenance Management Operations
• In liaison with the Maintenance Engineer, conduct and prepare the technical inspection report for presentation to the Housing Evaluation Committee for further review and approval
• In liaison with the Maintenance Engineer, conduct and prepare the technical inspection report for presentation to the Housing Evaluation Committee for further review and approval
• Coordinate with Maintenance personnel with regard to commissioning maintenance jobs to be done for the newly acquired property
• Carry out accurate cost analysis and estimation (based on cost standards) in order to propose estimates of expenditure for monitoring and effective control purposes
• Study and prepare justifications for accepting or rejecting contractors' claims for additional cost resulting from price increase, additional services or any other cause during the maintenance process
• Participate in negotiations with property owners major and minor maintenance to be carried out by the Landlords
• Supervise and follow up contractor's performance on a regular basis

Emergency Management Maintenance Services
• Provide a prompt response to all emergencies on a 24/7 basis, related to Housing and other properties within the domain

Compliance and International Standards
• Monitor compliance with international standards, codes and local regulations in order to ensure Maintenance meets approved standardized regulations
• Keep track of changes in national and international standards, codes and regulations and recommend introduction of new standards, codes and improvements

Requirements

Higher Diploma in Civil Engineering or equivalent professional qualification 

5 or more years of relevant experience of maintenance work in the Mechanical and Civil fields in the Real Estate or Oil and Gas industry
