Job Description

The Sr. Accountant will be responsible for the production of the sales general ledger accounting transactions and supporting documents, system contracts activation and monitoring, and ensure that internal controls and DOA is followed and adhered to. In addition, he or she will ensure accuracy, integrity and quality of all invoices produced for customers, receipt of payments, sales price database update, and MIS reporting.

The Sr. Accountant will also assist the Residential Finance Team in the monthly closing process (i.e., accrual entries, revenue recognition, and expense reporting and account reconciliation).



  • Primary interface between Residential sales team, Finance team, Shared Services Finance, Group Finance, and internal management in providing accurate and timely financial information on residential properties sales.

Key Responsibilities

  • Responsible for completing the accounting cycle for residential properties sales including recognition of sales revenue, cost of sale, and the various elements of sales expenses in accordance with IAS, Group Policies, and DLD / RERA governing laws and directives.


  • Ensure accuracy of sales contracts conditions and information created in the system in accordance with the supporting documents and ensure timely activation of the contracts.


  • Review and Verification of physical sales documents including but not limited to Sales Approval Forms, Reservation Agreements, Sales and Purchase Agreements, Statements of Accounts. Ensure that Price and Cost data are updated with the latest information.


  • Maintain a track and ensure adherence of agreed sales payment plans. Update the tracker and ensure posting of payments against the customer account and perform the required reconciliations accordingly.                                                                                                             


  • Flag cases of none-adherence to payment plans to the Finance Manager and the Head of Sales and ensure that appropriate actions against defaulters are taken.


  • Build, maintain, and update the inventory database and module with the various elements and ensure that inventory cost information are updated and are in line with the supporting documents and plans.


  • Ensure month end closing activities are complete within the agreed timelines with regards to sales revenue, cost of sale, sales expense.


  • Coordinate with the sales team and the Finance Team to complete the budget, forecast, and business plan exercises as per the agreed assumptions and deadlines.


  • Liaise with the finance team and provide the cash flow inputs for weekly and monthly forecasts


  • Preparation of customers statement of accounts (SOA) and ensure posting of sales revenue in accordance with Group Policy and IAS.


  • Responsible for preparation of various adhoc reports as required by the management and assisting the investment team in preparing sales plans rollouts, cash flow, and projects feasibilities.


  • Closely coordinate with the Owners Association Manager on facilitating the computation of service charge for new projects in accordance with RERA laws and directives.


  • Ensure preparation of RFAs, POs, and payment recommendations with regards to landlord’s service charge payments and sales related expenses.


  • Liaise with the Finance Team and Residential Team in responding to Internal Audit queries / reports and external audit requirements.




Minimum Qualifications and Knowledge:

  • Post-graduate degree in commerce / accounting / finance. Knowledge of management reporting and accounting systems is necessary.
  • Advanced knowledge of ERP Financial Software is necessary; SAP expertise will be preferred.

Minimum Experience:

  • 5-7 years of relevant experience working in diverse teams; residential property sales environment experience will be preferred.
  • Experience in Real Estate / Construction / Project Management industries will be preferred.

Job-Specific Skills: 

  • Well-versed in IAS / IFRS.
  • Knowledge of RERA Laws, Guidelines, and directives is a desired skill.
