ABOUT US;
Adedapo Abiound Facility & Management Services (AA Facilities & Maintenance) was incorporated in Febuary 2008. Our primary focus is to provide facility management, project management and real estate development consultancy, training and professional services delivery support to corporate organizations and private investors with major real estate assets. We pride ourselves in the delivery of high quality professional services while ensuring minimum total life cycle cost of the asset to the owner.

We are in collaboration with our foreign technical partners; we are also, able to access global best practices, systems and standards to deliver best value to our customers leveraging our knowledge and
expertise of the local operating environment. Our foreign partner is a leading firm of international property consultants and chartered surveyors with a network of offices in the UK.

AA Facilities & Maintenance Services is also in active collaboration with the International Facility
Management Association (IFMA) Nigerian chapter. Our reputable organization is among those that are awarded with ISO 9001:2008 certification by both UKAS and ANAB in the UK and US respectively. In 2012, AA Facilities won the IFMA Excellence Award for the Best Corporate FM Stakeholder. This same year, Facility Maintenance Benchmarking, the global body responsible for tracking the performance of facilities management in organizations and establishing universal standards. AA Facilities was recently recognized as one of Nigeria’s Fast Growth 50 Companies, an award given by the All World Network.

SCOPE OF SERVICES

Facility Management Organization Review;

In AA Facility and Maintenance Services we provide a holistic Facilities Management review service, utilizing our significant market experience of Facility Maintenance across many sectors and industries. The scope of the review covers: organization and people, processes, standards, procedures and the Computer Aided Facility Management (CAFM) system. We develop and appraise options which achieve: alignment of FM delivery to your core business objectives, optimization of FM delivery to ensure value for money and provide options tailored to your own unique context.

Facility Audit/Condition Survey;
We provide a facility audit/condition survey service aimed at systematically recording inventory and
locations of existing facility assets, identifying facility deficiencies and determining the functional performance of building components and infrastructure. The scope includes developing a facility audit/condition survey report, preparing a short term plan for maintenance and repair activities to correct observed deficiencies and identifying and prioritizing capital projects covering major improvements

On-site Facility Management;
We provide maintenance and management of hard and soft services including: electrical, mechanical
civil infrastructure, landscaping, grounds, support services etc. The services provided onsite includes:
• regular routine inspection,
• identification and rectification of building defects,
• occupant relations/interface management,
• Operating and capital budget and
• Strategic and tactical management.

Facility Management Training:
We provide training according to specific needs of clients to meet identified competency gaps in their
in-house Facility Maintenance organisation team. Our courses are designed to help facilities managers develop professionally and support them as they encounter new challenges throughout their career. The scope of the training covers both managerial and supervisory levels.

Life Cycle Asset Development;
AA Facilities provides a Life Cycle Development service which involves the facilitation and implementation of a comprehensive Life Cycle Asset Management. We provide standardized processes and procedures that will govern acquisition, utilisation and maintenance of capital assets, as well as identify and manage potential risks. The scope includes: asset management strategic plan,long-term asset plan, Key Performance Indicators and standard procedures and processes that govern the life cycle of assets from conceptual design through decommissioning and disposal.

Project/Construction Management;
Our project/construction management service involves the overall planning, coordination and control
of a project from inception to completion. Our services are tailored to the size and complexity of any
given project – and backed by a corporate commitment to total quality management. The scope

Generator Services:
AA Facilities provides a range of branded generator sets to suit the alternative power needs and requirements of all customers. We provide a 24/7 generator set (100kva-1250kva) rental service for all uses including corporate endeavours, event planners and residential estates. We also have a strong in-house technical team for the effective handling of routine maintenance and repairs of all generator related problems.

World-Class Technical and Operational Support: We have a formal Technical Services Agreement in place with an international reputable Facility Management company in the UK with corporate headquarters in New Jersey, USA. This guarantees access to global standards, systems and specialist resources and supports to tackle major FM challenges.

We recruit only the best from the market, equip them with necessary tools and techniques to succeed and offer them a very competitive remuneration package that keeps them motivated and committed to the organization.

Continuous Staff Training & Development: We maintain a well equipped ultra-modern training center at the corporate head quarters in Lagos and also second our key staff to further specialized training programs overseas at our technical partners training facility in New Jersey USA. We encourage all our staff to acquire the professional certification of the International Facility Management Association (IFMA) or British Institute of Facility Management (BIFM).

Reliable Supply Chain Network: We maintain good database of local and international suppliers of quality materials and providers of outsourced services to compliment our core expertise in certain self managed services. Our supply chain partners are selected based on very stringent technical and commercial evaluation procedure and we commit to supporting their continuous growth and development.

Well documented standards, processes and procedures: We maintain a database of standard processes
and procedures to guide the delivery of our various services and these are regularly updated in line with
current industry and global best practices.

Computer Aided Facility Management System (CAFM): We implement Archibus and C-Works suit of FM systems to automate our Facility management processes. Some benefits of computerizing the facility management functions are listed below:

• Enables evaluation of work order requests to optimize labor/materials and minimize operating costs

support from the head office. Our services includes an on-site Help Desk facility with capability to provide 24/7 emergency call out services.

Corporate Social Responsibility Program: It is a way of giving back to the society that keeps us in business and so far, it has been a good schedule of events. We have been able to impact lives through various empowerment programs such as Youth Development through Career Talks, Donations of Amenities and Needs to the Under-privileged which has taken us to schools, orphanage homes and other less privileged and we plan to do more as we grow from strength to strength.
